Ownership and registration records
Locate the original HCD Certificate of Title or ownership document, the most recent registration card, decal and serial numbers, and any lienholder information. Do not assume a county assessor record replaces an HCD ownership record.
Tax and fee records
Determine whether the home is on local property tax or annual HCD registration. A local-property-tax transfer commonly requires a county tax clearance certificate. Past-due registration or fees can also affect the transfer.
Park and occupancy documents
Collect the current rental agreement, park rules, notices about space rent, and the buyer application packet. Ask management which documents may be shared and which steps the seller must complete.
Home and improvement records
Organize permits, alteration approvals, warranties, repair invoices, appliance information, and any inspection reports you already have. Records can support an accurate description, but they should never be used to hide a known condition issue.
